Jumeirah Lakes Towers, Dubai

Jumeriah Lakes Towers is a mixed use development with residential/office/serviced apartments and hotels within its community. The value under management is in excess of $4 billion.

Jumeriah Lakes Towers will become one of Dubai’s most recognised addresses.

The master plan is centered around 26 clusters of 3 skyscrapers (35-40 storeys each). The Almas Tower, at 63 storeys, is the centrepiece of the development.

In total there will be 79 highrises, and all clusters are grouped around 4 lakes. Each tower plot has been developed individually by separate developers.

The community is additionally supported by retail and promenade walkways that surround the lakes to support a population of more than 120,000 people.

The site is located in a ‘Free Zoned’ area fronting Sheikh Zayed Road and opposite Dubai’s largest marina development. It is close to the new Jebel Ali International Airport.


The approach

In 2004 Faithful+Gould was appointed as the project manager / cost manager by the master developer to manage infrastructure, parking and garages, site logistics, lake construction and landscaping for the prestigious Jumeriah Lakes Towers project.

 In addition, we were appointed as the on-site manager.

  • We assembled a team of consultants to act on behalf of the client and acted as the project manager throughout all phases of development works.
  • Significant cost and value engineering was required throughout the course of the development of the project in order to meet the client’s budgetary requirements.
  • We are acting as the client’s key contact regarding communications with legal, valuation and other advisors.
  • We assisted with the drafting of funding and payment agreements.


The challenge

To manage all aspects of a massive development - the size of a small city - from concept to completion.


Outcome

The development is anticipated to be completed by 2012

  • 25 towers were completed in 2007.
  • 25 towers are due for completion in 2010.
  • 27 towers are expected to be completed in 2011.

All interfacing development works under our control are well advanced with the bulk of works to be competed in 2011.
