We provided full onsite owner’s representation services to the JBG Companies on its newest venture, North Bethesda Market. Located in Bethesda, Maryland, the 647,306-square-foot, mixed-use development consists of two mixed-use structures and one dedicated retail structure over a five level parking garage. Within the retail spaces is a Whole Foods grocery store, a full service LA Fitness athletic facility, two restaurants and a large high end furniture retailer. The residential spaces comprise more than 400 homes divided up into highrise, midrise and loft spaces with two private outdoor pool side plazas.
Faithful+Gould assumed management of the project midway through construction at completion of the major residential spaces. We were asked by the client to provide all construction management services to complete the remaining projects all conducted during residential occupancy of the development. Faithful+Gould coordinated all construction activities on site, interfacing with development and financial teams, architect and engineering teams, construction teams, residential and retail management teams, local government and residential and retail tenants.
Our management work involved coordination and management of several major phases within the occupied complex including construction of new restaurants, additional residential units, as well as demoliton and renovation of two levels of future retail space to improve their attractiveness to new tenants. Due to entering the project midway through construction, our project manager had to quickly learn the intricacies and details of the project and promptly establish professional relationships not only with the design and construction teams but also with the retail and residential management teams and their tenants.
The North Bethesda Market was successfully completed in June 2012.
