Swiss Cottage Redevelopment, London
Project
- Client – Barratt Homes / Camden Council.
- Value: £60 million.
Overall, this mixed use scheme called for the demolition of the existing Swiss Cottage Leisure Centre and the construction of a new state-of-the-art leisure complex.
The new facility provides a 25m swimming pool, gymnasium, health amd fitness centre, squash courts, climbing wall and café, plus a community centre and doctors' surgery.
The project also includes 48 affordable housing units and 131 luxury private residential apartments with basement car parking.
There were also significant improvements made to the public realm.
We provided cost management services.
The approach
- The project was undertaken as a public / private sector Barratt Homes Ltd arrangement between Camden Council who own the site.
- Works were completed in Spring 2006 with Swiss Cottage officially opening to the public soon after.
The challenge
- The development is directly adjacent to the Swiss Cottage library, which underwent extensive refurbishment works shortly prior to the Swiss Cottage leisure centre redevelopment. The basement construction beneath the new leisure centre required major piling/underpinning works to the library as well as extensive piling works beneath the basement slab which is situated over London Underground tunnels.
- The adjacent site to the north also houses the New Hampstead Theatre, and the extensive public realm works that surround it have been coordinated with the works to the leisure and residential buildings to provide a fully integrated design for the general public to enjoy.
Outcome
- All elements of the project were completed successfully.
