Asset Management and Property Portfolio Assessments

Queen Elizabeth's Grammar School We provide asset management and property portfolio assessments for almost all property types, from schools and healthcare buildings to banks, shops, commercial and industrial premises.

The service provides a detailed assessment of the statutory and financial liabilities relating to a building's use, condition and assessed maintenance requirements.

This service is provided for the owners or occupiers of:

  • Large single buildings,
  • A single site containing multiple buildings, or 
  • A number of sites with either single or multiple buildings.


Asset management

We have a core team of Asset Management Plan surveyors who are experienced in undertaking measured, condition and sufficiency surveys in line with the Comprehensive Performance Assessment (CPA) requirements.

We have developed an action plan and strategy to help local authorities meet CPA requirements. This has included working closely with various local authorities during their assessment and interviews with the Audit Commission.

Measured surveys can be undertaken to produce CAD plans in AutoCAD or other formats. The completed drawings can be used as a basis for asset management, space planning, facilities management and a wide range of other purposes.

General drawing standards provide for elements such as:

  • Rooms and areas
  • Wall positions and thicknesses
  • Door and window positions
  • Room use or categorisation
  • Building groups or blocks
  • Internal areas
  • Associated external landscaping
  • Site boundaries

The exact specification of the drawings, including layering standards, can be tailored to your requirements.


Property portfolio assessments

Property portfolio assessments involve the appraisal of the physical parts of the buildings and site to advise on their construction, condition and future maintenance. Using this information, a model can be developed to establish the liabilities and costs associated with the use and occupation of the site and buildings.

We have developed comprehensive survey modelling techniques to incorporate whole-life costs. We can produce models to show:

  • Current condition and backlog maintenance,
  • Life-cycle replacement and cyclical maintenance as part of a planned maintenance strategy, and
  • Anticipated response maintenance liabilities and servicing requirements.

This can be presented in a number of ways, including an annual expenditure projection (typically over a 5 to 15 year period) with either current prices or at NPV (Net present value) prices.
