The University is developing Birmingham's former Municipal bank, one of the City's best-known civic buildings. The new building, known as The Exchange, will breathe new life into the space and create a city centre hub for public access to the University’s research expertise, education and cultural collections.
The building’s proposed new south entrance would straddle Bank Court owned by Arena Central Developments LLP, who are delivering 1.2 million sq ft of mixed-use development set within a new landscaped public realm on the adjoining land.
Our Party Wall expert was commissioned by the University of Birmingham to assess the need for and serve the required notices as set out in the Party Wall etc. Act 1996. We reviewed what was being built and the technical details of the works. The adjoining land owner agreed for our expert to also act on their behalf, to satisfy the requirements of the Party Wall etc Act 1996.
The notice was given and responded to in a timely manner. An agreed Surveyor’s Award was rapidly put in place which meant there were no delays to the start of the construction phase. Additional benefits to the client included:
- Being appointed by both owners to serve and respond to the notices sped up the process and subsequently saved costs for both owners.
- Our work gives certainty to the building owner that they can build the agreed works without risk of challenge or delay by the adjoining owner.
