The Northlake, Texas, Farmer Brothers Evolution project is the next step in the company’s evolution and growth. Farmer Brothers envisioned a world-class, multi-functional campus that relocated its administrative functions from California to Texas and elevated their manufacturing capabilities. The design-build nature of the project meant decision-making needed to be fast paced and fluid with extensive stakeholder coordination to avoid impact to construction and production schedules.
The 540,000 square foot headquarters campus includes:
- LEED® Silver Certified Administration building
- 127,000-square-foot manufacturing and roasting plant
- 258,000-square-foot distribution center
- 60,000-square-foot coffee bean receiving, storage, cleaning (with segregated areas for organic certification)
As owner’s representative Faithful+Gould represented Farmer Brothers interests by monitoring and managing the project schedule, objectives, and milestones; overseeing scope and quality planning; establishing and managing an execution strategy; and coordinating communications and decision making throughout the life of this project. Our support started with pre-construction planning and continued through commissioning and initial start-up of the process manufacturing system.

We also provided key submittal review and confirmation of conformance with design intent, and oversight of construction quality. The project was performed as a Guaranteed Maximum Price contract, for which Faithful+Gould helped manage the oversight of design options, budget, and other important scope elements. Facilitating a collaborative environment, while protecting Farmer Brothers interests, was the key to success.
