This program began with GSK’s initiative to reduce their global property portfolio by approximately 25%. We delivered this goal in the United Kingdom and then introduced it to the U.S. market, beginning with one of GSK’s locations at Research Triangle Park (RTP) in North Carolina.
GSK initially thought they would need to fit-out 190,000 square feet of real estate and invest approximately $80 million to accommodate 1,600 employees who would be vacating six other properties in the region, but Faithful+Gould had a better solution. We found that by consolidating workspaces and reworking the design requirements, we could accomplish their goal with a reduction of 60,000 square feet.
GSK’s RTP program was our first consolidation program for GSK in the United States. Our work on this project helped GSK to vacate 1.2 million square feet of space, complete the program five months ahead of schedule and increase space utilization from 40% to 80%.
