Guerlain Spa and Boutique at the Waldorf-Astoria, New York, NY

Faithful+Gould provided project management services for the first Guerlain Spa and Boutique in the United States. The $20 million project is comprised of a 300ft2 boutique in the lobby and a 15,000ft2 spa on the 19th floor. Project components included: High-end treatment rooms, hydro and luxury foot bath facilities, and an executive fitness center with steam rooms. The elegant retail spa reception area is finished with decorative wall and lighting fixtures, including beautiful crystal chandeliers. We coordinated the renovation to meet an aggressive schedule; efficient coordination was a key factor as the hotel remained completely open and occupied throughout construction. Noise, shut offs and disconnects had to be monitored and scheduled so as to not disturb guests.

Preserving the 19th floor as the transitional floor between the hotel and the towers was imperative. Maintaining the existing features of design while working within the confines of the existing site conditions presented many challenges for achieving the design intent. We managed the design team to respond in a timely and cost effective manner, ultimately blending the original hotel character with the ambiance of the new spa and boutique. During the design phase, we developed the initial budget, planned the specifications for code reviews and formulated the bidding procedures and bid form.
Over the course of construction, we monitored and negotiated contractor schedules, conducted change order reviews, provided project progress reports and coordinated close-out procedures.
