Omaha Hilton Hotel, Omaha, NE

A $71.5 million, 4 star, 5.5-acre convention center hotel, the Omaha Hilton hotel in Nebraska is a 450-room upscale facility run by Hilton Hotels Corporation. The project included a 317-space parking structure and a 200-foot glass enclosed skybridge connecting to the convention center/arena in downtown Omaha. Opened in April 2004, the Omaha Hilton hotel is Nebraska's largest hotel. This mid-rise, eight-story hotel provides: Nearly 30,000ft2 of flexible meeting space, additional 6,800ft2 of prefunction space, 16 meeting rooms in a range of sizes, a 10,000ft2 ballroom, full-service restaurant and lounge, a 24-hour business center, fully equipped fitness room and indoor heated swimming pool and whirlpool and two spa treatment rooms.

Faithful+Gould was contacted by the City of Omaha to provide construction monitoring services. We served as the City’s construction monitor with a primary task to keep the owner aware of any plan, change order or activity that would result in the hotel being completed and delivered as anything less than an upscale convention hotel, and to assist in correcting or preventing such an occurrence. Our staff ensured that the building designs, including the interior finishes and artwork, met or exceeded the expectations of the City and that a 4 diamond/star rating was achieved. Our duties began immediately upon contract award and our active role continued throughout design, procurement, construction, move-in, occupancy and the training program for operations and maintenance staff.

Throughout the project, Faithful+Gould helped the City of Omaha get the best value for money. Early on, our staff had numerous conversations with the City to help ensure a smooth transition process from construction to receiving a Temporary Certificate of Occupancy. To prevent project administration issues, we provided a detailed review of all contract documents and identified conflicts before the contracts were finalized. We also made the developer aware of schedule requirements to be certain the interim contract milestone events were achieved. We protected the interests of the trustee through diligent review of the pay applications. We assisted with the transition and start-up of the new hotel. Our staff initiated and coordinated a move in process between the developer and Hilton which allowed Hilton to efficiently train their new employees for the hotel’s opening.
