The store is located in Qiaosi Town, Yuhang District, a new major economic centre of Hangzhou, and is IKEA’s 17th store in China and 370th store in the world. IKEA Hangzhou covers a floor area of 92,584m2 and comprises a market hall, show room, self-serve area and car parking. It is expected to welcome three million customers annually.
Faithful+Gould was appointed in December 2012 to deliver the mega store. We provided our expertise in project management, construction management, EHS management and contract administration. The team also liaised with a number of authorities to obtain licenses.
Our scope of work entailed design and construction of the basement, super-structure, building the shell and interior finishes, together with all services. We also managed the retail fit-out work and procurement of over 70 packages, such as construction contractors, material suppliers, consultants’ packages and authority packages. The administration of contracts included certification of running bills of contractors. Our team also undertook the final settlement of contractor’s claims.

The biggest challenge on the project was the schedule. A 45-working day delay occurred when constructing the basement during the rainy season, but by applying our technical expertise and working collaboratively with the client and consultants, we delivered the store on time and within budget. Furthermore, the store was recognised by clients as the best IKEA store in the region.
