Mivan is delivering 8 Tiago shopping malls throughout Romania. The four storey Tiago mall in Bacău will contain approximately 27,000m² gross leasable area. The total built area will be 64,000m², with 13,000m² occupied by a hypermarket. The project also includes 1,500 car parking spaces and associated site services. Faithful+Gould was appointed to provide project management, cost and commercial support to Mivan developments for the delivery of two Tiago Malls in Romania, Bacău and Ploiesti.
Our approach to both involved the active project management of the development of the design and construction phases through design development, building permits, procurement and construction. We were operating on a hands-on basis with all the project partners and developers, based in Bucharest with the client and design teams. Challenges included: Seismic design – An inherent part of structural design with selection of the most efficient and economical frame design being critical to the project. Complications with planning, road access and local 3rd party landowners.
Utilising our local environmental expertise we provided advice that reduced the building permits process and ensured that all necessary guidance in relation to the conditions associated with local environmental issues was acted upon and included in the relevant applications. We attended and contributed to planning meetings with local authorities explaining the desired layouts required to ensure the scheme's success. In addition as the Mall is designed as a brand and the procurement stratgey was D&B, we alleviated the Client's concern of brand dilution or compromise through the detailed design and construction stage by developing specific design parameters, change control procedures and contract (FIDIC) clauses to safeguard the brand.
