A new build scheme of 404 apartments in 3 blocks with undercroft parking extending beneath the total site area. City Island is located between the river Aire and the Leeds Liverpool canal, effectively an island site, and was formerly occupied with light industrial units. Faithful+Gould was appointed at the time of site acquisition to carry out the due diligence process and to identify and mitigate outstanding risks. Faithful+Gould provided project management and commercial management services on the £35 million project.
We assembled a team of consultants to act on behalf of the client and acted as lead consultant throughout the design and procurement process. Significant cost and value engineering was required throughout the course of the development of the project in order to meet the client's budgetary requirements. We acted as the client's key contact for communications with legal, valuation and other advisors. We assisted with the drafting of funding and payment agreements.
Cashflow considerations were crucial to the successful completion of the project.We prepared phasing and cashflow options and appraisals and subsequently incorporated these within the building contract. The site's history as a railway goods yard presented significant risks relating to ground conditions which needed effective management. Phased handovers and occupation of the apartments was crucial to the viability of the project. We prepared the phasing strategy and ensured its requirements were incorporated within the design and construction solutions.
Phased handovers and occupation were successfully achieved. A landmark residential scheme has been created on the Leeds skyline.
