The Core, Newcastle Science Central

At the heart of one of the biggest urban regeneration projects of its kind in the UK, Science Central, The Core provides office space for companies working on a range of future city challenges including energy, transport, big data and cloud computing.

The client’s brief for The Core, part of the first phase of the flagship Science Central development, was to deliver a landmark building that would support the growth of new start-up and SME businesses by providing contemporary office space to companies working within the broad subject of science and technology. Key to this approach was to design a facility that would encourage collaboration and networking between new businesses and academics.

Faithful+Gould provided employer's agent, cost consultant and CDM co-ordinator services for The Core, which has been awarded a BREEAM rating of “Excellent”. The Phase 1 landscape and infrastructure has achieved an “Excellent” rating under the ICE’s CEEQUAL assessment. Having been designed with urban sustainability at its heart, its features include a four-storey living wall, bee hotels, planted sedum roofs, rainwater harvesting and a series of adjoining public squares.

The project’s long-term prospects are excellent; interest in the Core and in Science Central are growing and the scheme has attracted positive attention by business and in the local press. At opening, over 90% of the space was let.

“The Core is a prime example of how Newcastle is developing as a city, and planning for the future needs of the businesses that want to locate here. The building provides tenants with a modern, sustainable working environment which has helped to attract more and better jobs to the North East as businesses look to the region as a competitive and skilled place to invest in.” Nick Forbes, Leader of Newcastle City Council.
