Faithful+Gould was appointed as pre and post contract NEC3 Project Manager, Quantity Surveyor and Supervisor for the Newbridge Village Development on the former David Lister site in Hull.
The development comprises 82Nr 2-bedroom bungalows and is the largest bungalow development within the UK. There are two styles of bungalow on this site, a traditional semi-detached bungalow with a garden and a courtyard style bungalow with a private paved courtyard for residents that prefer a lower maintenance outside space.
Faithful+Gould offered procurement and contract advice at an early stage to make sure that the right approach was taken from the outset. We managed the two-stage tender process which ensured that the right team was brought together. This approach allowed a Principal Contractor to be brought on early and work with the client and design team through the detailed design phase to ensure that all the client requirements were captured within the final design.
Like any scheme the client wanted to ensure that best value was achieved and to ensure the scheme objectives and high-quality homes could be delivered within the budget. Faithful+Gould held regular design team meetings throughout the pre-contract stage including detailed specification reviews to ensure the contractor was clear on quality expected but also to ensure that any value engineering opportunities could be identified and savings made without any losing quality. We put robust change management and cost monitoring procedures in place to make sure that the scheme was delivered within the client’s budget.
Newbridge Village scheme promotes greater independent living for residents and is an exemplar development that brings us one step closer to tackling the national housing shortage.
