Browne Jacobson, is a national law firm with offices in London, Nottingham, Birmingham, Exeter and Manchester. To support an agile working environment, facilitate growth and deliver an exceptional client experience, a decision was taken to relocate the Manchester office to the 14th floor (11,055sq.ft) of No1 Spinningfields, which offers new grade A high performance office space in the heart of Manchester’s Spinningfields Estate.
Completed on time and within budget, the Browne Jacobson's Manchester office now offers a modern, creative, agile and flexible working space with quality employee facilities and exceptional client suites including seminar rooms, meeting and networking spaces.
Faithful+Gould was procured to provide project management, cost management and health & safety advisor services for the CAT B fit out. Our appointment was made at the same time as the main design and build CAT B contractor, with the aim of both parties working collaboratively to develop a cost plan, approve a works programme, agree a contract price and deliver a successful project.
We were also responsible for co-ordinating with the landlords agent in respect of the “license to alter”, clients IT/Comms, facilities management teams and procuring and managing an approved inspector.
Project challenges included:
- Working with the client to develop a quality design which supported agile working and sustainable growth.
- Rapid project programme from outline design to completion/handover
- Obtaining Landlord’s Consent whilst maintaining programme (this also included managing the process during a change in Landlord)
- Constrained access to the 14th floor
