This shouldn’t be surprising: today's employees are more mobile and tech savvy than ever before. In response, the workplace of tomorrow must offer more flexibility and better support employees' work patterns and wellness than the traditional cube farm type offices of the past.
In response to this trend, companies that are considering a change to their working environments have been seeking partnerships with specialist service providers. Faithful+Gould's Workplace Solutions team examines the client's workplace and co-develops strategies to support the organizational business needs. Our multidisciplinary teams can support clients throughout the entire process – from the initial master plan through program development, business change management, project execution and decommissioning of vacated space. Meanwhile, our depth of complementary services allows us to help clients build the business case for change in order to achieve project approval.
...the workplace of tomorrow must offer more flexibility and better support employees' work patterns and wellness than the traditional cube farm type offices of the past.
At the pre-business case approval stage, we deploy integrated project teams consisting of workplace strategists, cost estimators and schedule consultants, to support concept development activities and provide benchmark data for equivalent projects. Knowledge sharing between our local and regional offices provides clients with metrics on the ideal headcount per square foot basis for a variety of business types and geographic regions. This information forms the basis of an overall business case model that includes the type of office environment (e.g. open plan vs. activity based solution), procurement and execution strategy. Our constructive expertise is further complemented by Faithful+Gould's project managers (PMs). Our integrated service delivery model supports a range of projects in size, scale and complexity.
Our integrated service delivery model supports a range of projects in size, scale and complexity.
For example, a longstanding client recently invited us to support the establishment of a regional sales office network. The client's business strategy required locating the office within close proximity to North American retailers' headquarters. Our Workplace Solutions team developed a master planning strategy on behalf of the client with key input provided by cost estimators and schedulers to support the client's overall business case. Faithful+Gould's national network of PMs enabled us to place key resources with 'boots on the ground' in each location using a consistent approach to the project execution. Meanwhile, our Workplace Solutions consultants transitioned into a project assurance role while overseeing the project through the post occupancy handover of the workspace.
Throughout this process, our team offered the client advice and feedback on what to expect based on our years of experience working on similar projects. Since Faithful+Gould operates as an independent owner representative, our primary incentive is to deliver the ideal workspace for our clients in the most effective and efficient manner. Each project has its own unique set of parameters. These must balance risk to the business while considering the rate of change that is acceptable to the clients' organization. Given that we have experience rolling out global programs from beginning to end, we also offer our clients a broader range of 'hands-on' experience, insight and wisdom.

Although Faithful+Gould is able to tailor our services to projects of any size and scope, we've found that clients in our key global sectors – pharmaceuticals and biotechnology, energy, manufacturing/industrial and financial services – tend to achieve the greatest benefits. These firms manage large, multinational portfolios that may be misaligned due to factors such as changing business priorities, mergers and acquisitions. Firms may be tempted to address real estate issues on a case-by-case basis and for some companies a 'one off' solution may be enough to align the built environment with business needs.
When companies have more complex real estate issues, however, Faithful+Gould can offer a more holistic approach. We don’t just look at an individual office space or campus; we assess the entire portfolio to arrive at the best possible solution to move employees from multiple traditional offices into a more efficient type of workplace throughout their portfolio. With more than 60 offices throughout the Americas and internationally, Faithful+Gould can provide consistent, on-site support to clients at locations almost anywhere in the world.
