Faithful+Gould provided quantity surveying services and acted as employer’s agent on this mixed use regeneration scheme.
The three acre development involved the construction of a three-level underground basement car park and management suite, three office buildings and a residential apartment block. In addition the project included extensive public realm and a public footbridge linking the development to Piccadilly Train Station. A portion of the site was sold to a Hotel developer/operator. The site is bisected by the Metrolink and surrounded by major routes into Manchester city centre.
2-5 Piccadilly Place
No. 2 Piccadilly Place is a 65,000 sq ft net office building was constructed specifically as the new Headquarters for the Greater Manchester Transport Executive to whom the building was sold on completion.
No. 3 is an office building comprised of 190,000 sq ft of Grade A office space over 12 floors, built above the basement car parking below. The ground floor provides 9,000 sq ft of retail space. The building cladding was unusual being a mixture of glass, brass and reconstituted stone.
No 4 is the final office building: 8 storeys high and included 110,000 sq ft of office space with 10,000 sq ft of retail space at ground floor. This contract also included the completion of the southern piazza which included a large water feature.
No. 5 involved the construction of a block of 167 high quality apartments for private sale above 10,000 sq ft of retail space.
Basement Car Park, Bridge and Northern Piazza
Beneath the whole of the site south of the Metro lines a 3 level basement public car park was created which incorporated 650 car park spaces, a Management Centre for the development, plant rooms and public toilets. Above the basement area a podium slab was constructed on which the buildings above sit. The northern piazza with water feature, and a feature bridge linking the site to Manchester Piccadilly Station was also included in the contract.
