GSK - Navy Yard

Faithful+Gould provided complete owner representative services on this program to relocate GlaxoSmithKline (GSK) employees from leased office space to a new, ground-up building at the historic Philadelphia Navy Yard. Our services included cost estimating, project controls, project management, scheduling and communication/change management throughout the fit-out of GSK’s new headquarters; along with decommissioning of vacated space.

The new 208,000-square-foot, four-story building operates according to GSK SMART Working principles, which call for shared workstations and an open floor plan without barriers such as dedicated offices and cubicle partitioning. The building includes a visitor’s center, coffee bar, wellness center and company store. Additional amenities within the building include a fitness center, restaurant, retail services and a rooftop garden. The building has been awarded LEED-CI® (Commercial Interiors) Platinum Certification under the 2009 version of the rating system. The owner and developer of the building, Liberty Property Trust, who is leasing the building to GSK, also achieved LEED-CS (Core & Shell) Certification under the 2009 version of the rating system.

Faithful+Gould led GSK employees through a structured training program to help prepare them for the move to a SMART Working environment. These efforts included facilitation of a series of town hall style meetings to address staff concerns, identification of “change champions” to serve as conduits of information, and development of visuals, pilot areas, survey stations and the like to demonstrate components of the project and showcase the look and feel of the new workplace. As a result, we were able to relocate 1,300 GSK employees over the course of a single weekend, with minimal business disruption.

Faithful+Gould’s services also included development of a plan to decommission GSK’s vacated office space. Our team was able to help GSK recycle 81 percent of the trash (145 tons) generated by the move, including scrap metal and of paper goods. Surplus construction materials were donated to Habitat for Humanity, approximately $75,000 of office supplies was donated to local non-profits and the School District of Philadelphia and nearly $800,000 of artwork went to local charities.
