This outstanding redevelopment of a former nursing home site (having fallen into disrepair), has addressed a lack of affordable housing for the over 55s within the region, innovatively combined with a medical centre and community centre space.
Lanchester, County Durham, was identified within Durham County Council’s Housing Strategy as an area lacking affordable housing, especially for the over 55s. The scheme addressed these shortages, together with the provision of shared space and offices for local community group use. We provided employers agent, quantity surveying, CDMC and clerk of works services for the project.
The housing provision includes 21 two-bedroom apartments for affordable rent, which received HCA Affordable Homes grant, all of which have been let. A medical centre is housed within the same building, to incorporate the existing Park Surgery GP practice, together with the provision of space for a wide range of additional treatments. This has brought the benefits of a modern purpose-built facility.
High levels of community engagement have resulted in excellent stakeholder satisfaction; the surgery is now in an improved location, creating a local hub and community spaces are well used. Since the project was completed, it has been given industry award recognition.
