Wembley Park

Faithful+Gould was appointed by Quintain to provide Cost Consultancy and Management services to the South West Lands and Canada Gardens projects, which are situated within the 85 acre Wembley Park regeneration in the London Borough of Brent.

These two projects combined are delivering over 1,500 build to rent apartments with a combined construction value of over £400m, and further strengthen Faithful+Gould’s build to rent portfolio and commitment to placemaking.

Faithful+Gould ensured the schemes had the right mix of build to rent influenced residential accommodation (in terms of size, height and density and quantity of apartments) whilst maintaining viewing corridors of the Wembley Stadium arch and providing the requisite level of car parking.

By maximising our knowledge of the local area, Faithful+Gould was able to provide guidance as how to optimise the overall height of the buildings. The buildings can be greater to the north due to the scale of Wembley Stadium but they must be smaller to the south, which faces onto the railway.

The building footprints achieved good net to gross efficiencies and facilitate inclusion of slender towers, which is less imposing on views from the southwest and north. As well as this roof terraces have been introduced on the lower building roof areas.

The size, shape and configuration of the basement has been designed to facilitate access to apartments and servicing of the retail units, and to suit the residential buildings above and minimise the need for transfer structures.

Faithful+Gould championed the use of an advance enabling works package to gain both programme and cost benefits on the construction of the basement whilst the remainder of the superstructure design was finalised. This approach has proved hugely successful and is now being adopted on other plots across the estate.
